Do I need to be present during the restoration?

No. We coordinate everything remotely. We'll work with your tenant, property manager, or a keyholder to gain access. You'll receive daily photo updates and can approve all work remotely.

How will you coordinate with my tenant?

We contact your tenant directly (with your permission) to schedule access times, explain the restoration process, and minimize disruption to their daily life. We treat them with the same care as if they were the property owner.

What documentation will I receive for insurance?

You'll receive a complete documentation package including: before/after photos, daily progress photos, moisture readings, detailed scope of work, itemized invoices, and a final completion report. This documentation is designed to support your insurance claim.

Can you work with my property management company?

Absolutely. We regularly work with property management companies throughout Stark County. We can coordinate directly with your PM, provide them access to all documentation, and communicate through whatever channel works best.

How do you handle access to the property?

We can work with whoever has access—tenant, property manager, neighbor with a key, or lockbox. For emergencies, we can coordinate with a locksmith if needed. We document all entries and exits for your records.
